This crofter’s cottage surrounded by Highland foothills offers self-catering accommodation that combines character, comfort, and cutting-edge conveniences. It’s been around since the 18th century and has the beams to prove it, but a sympathetic recent conversion ensures it’s got everything you need for a holiday in modern times. The result is a pleasing place to stay in the Perthshire village of Fearnan, just up the road from Loch Tay.
Set in its own private garden with views of the surrounding hills, this semi-detached holiday home sleeps up to four and is dog-friendly. It’s family-sized, but a steep stairway between floors means it won’t suit those with younger kids – in fact, under 12s aren't allowed. Instead, it’s just right for a family with teens or perhaps a pair of couples or adult friends.
You can cook and eat together indoors or out, thanks to a barbecue and seating areas and a sociable cottage-style modern kitchen diner. The sitting room is more cottagey, with a log burner in a stone-surrounded fireplace and warm red walls under a beamed ceiling. It’s the perfect place to play games on cooler nights – but, of course, there’s a Smart TV and Bluetooth speakers too, not to mention surprisingly good WiFi.
The cottage's modern conveniences extend to the bathrooms. There are two, which is a pleasant surprise in a crofter’s cottage, plus heated towel rails, tiles and modern bathroom suites. Bedrooms are light and airy, with softly coloured painted walls, bedding with carpets underfoot, and curtains framing the rural views outside.
This village setting places you next door to the owners, who are on hand should you need advice on things to do, though you'll have got the measure of the place on the way here. Wherever you’re coming from, you’ll have skirted the vast waters of Loch Tay and seen the towering mass of Ben Lawers. These are Perthshire’s greatest natural treasures, and the mighty outdoors is undoubtedly what you’ve come to explore. For amenities, Kenmore village is just four miles around the loch, and the lovely town of Aberfeldy is a scenic six miles further on.

Just minutes from Loch Tay, Hawthorn Cottage is a cosy and luxurious way to enjoy the countryside in the Scottish Highlands.
Hawthorn Cottage was originally an 18th Century crofter’s
cottage (built around 1740) so it has a lovely cosy feel – yet now with
all the modern luxuries, including super-fast fibre broadband!
Newly renovated and refurbished to create a top-quality holiday cottage. On entering through the front door there is a bright and airy entrance lobby/boot room with plenty of space for hanging wet jackets and outdoor shoes – ideal for returning from your adventures. Moving through the hall there is an invitingly cosy sitting room with exposed original beams, two comfy sofas, coffee table and occasional tables, flat-screen Smart TV and a log-burning stove for the cooler months. There is also a good supply of games, jigsaw puzzles and books in the hall cupboard for when the weather is truly dreich! downstairs there is also a fully equpit cottage-style kitchen with a small dining area, a utility area with a washer-dryer and a downstairs bathroom with built-in shower.
Upstairs (and please note that the
stairs are quite steep!) are the two bedrooms and the second luxuriously
finished bathroom, with lovely views over the back garden. This
upstairs bathroom has a large built-in shower and a separate bath. The spacious main bedroom has zip-and-link
beds which can be configured into either super king or
into two extra-long singles. This room has a charming window seat with a
lovely rural outlook, a hanging space and chest of drawers with a
mirror. The second bedroom has a king-sized bed and also features a
window seat with front-facing rural views as well as a small window
overlooking the rear garden, plus hanging space and plenty of storage.
In the Garden there is a sunny patio with an outdoor sofa set and gas BBQ, and a large picnic table in an interesting sunken area of the garden with outdoor lighting. There are also delightful, sheltered garden areas ideal for catching the sun and enjoying the views out towards Drummond Hill and the start of Glen Lyon.
There is clearly marked, reserved parking for cottage guests at the front of the property (for one car) and further parking can be arranged with the owners when booking.
Suitable For
We feel that, due to the steep stairs, that this house would be best suited to adult parties or families with children over the age of 12. Hawthorn Cottage is also dog friendly, which is great news with so many wonderful walks nearby.Nearby
Fearnan is 3 miles from the village of Kenmore, on the banks of Loch Tay.
Kenmore has a range of restaurants and the Courtyard Deli.
There are 2 golf courses in Kenmore as well as water sports and boat hire. We also have the Scottish Crannog Centre which is a great day out for all the family.
Kenmore is home to the new Loch Tay Safari centre, part of the award winning Highland Safaris based in Dull.
Aberfeldy is a 15 minute drive and has a large supermarket, butchers and bakers. Aberfeldy boasts gift and craft shops, an award winning book shop and cafe The Watermill and lots of places to eat.
There is a petrol station, medical centre, dentist, vet, bank, ATMs and Post Office.
If you’re looking for an active holiday, there is a wide range of activities such as golf, fishing, walking, cycling, white water rafting, for which we recommend Unique Adventure Tours Scotland and even bungee jumping!
In addition, there are numerous castles and distilleries and a community owned cinema. Various festivals and music events run throughout the year. This great little town really does have something for everyone!
