Rewind to 1985, and the Holder family bought The Quiet Site, a scenic spot in the Lake District to glamp and camp that's still open today, championing a sustainable, carbon-neutral approach. But what if pitching a tent or staying in one of their 'Hobbit Holes' or timber pods isn't for you? Well, they offer Watermillock Cottage, a Grade 2 listed farmhouse dating back to the 16th century that sleeps up to nine, is dog-welcoming, and primely positioned right on the Ullswater Way.

Located adjacent to the holiday park, the property is also eco-forward, heated using biomass and solar thermal panels, with a high percentage of electricity generated from their own solar PV array. The bricks and mortar may be historic, but inside, the space has been refurbished and is fully in the 21st century. But character hasn't been lost, with features like exposed beams and oak flooring in most rooms. Step through the porch into the hall before making your way into the large lounge, complete with an open fire for colder evenings, comfy sofas, and a wide-screen TV, plus DVDs and books to use as you wish. The spacious kitchen has an AGA, while the separate dining room boasts an oak refectory table seating 10. Practical needs are well met in the utility room, where you'll find a washing machine, tumble dryer and big fridge/freezer.

Upstairs, wander around the three double bedrooms (one has a single as well, so sleeps three) and twin, and choose which suits you the best. All are light, airy and comfortable. On that level, there's also a bathroom with teal panelling and an eye-catching map of the local area on one wall, plus a shower room. Back down and outside, Watermillock Cottage offers guests a stone terrace with furniture, and the private, well-kept garden beyond has a sunken trampoline – perfect for children.

Ideally situated in the heart of the Lake District National Park in Cumbria, you're well-positioned to embark on the 20-mile circular walk around Ullswater or take on Helvellyn. But if that doesn't appeal, there's plenty more to experience, including the nearby Aira waterfalls, riding a steamer on the lake, and Lowther Castle & Gardens. Back at Watermillock, you may fancy taking a quick detour before heading in: the site is home to a bar where you can enjoy live music most weeks, and The Quiet Bite, a stone kiosk with outdoor seating serving delicious pizza and more.
