If cool and characterful are your kind of vibe, The Rook Retreat is the holiday home for you, where contemporary fuses with antique pieces in an oh-so-appealing way. Located in the pretty village of Amberley, the wow factor West Sussex property sleeps 10 people across five bedrooms, with space for an eleventh on a small double sofa bed. Luxurious all the way, you can make the most of your very own outdoor hot tub and yoga platform.
Upon entering The Rook Retreat, the open-plan living area welcomes you with an eclectic mix of styles: textured clay plaster on the walls, concrete flooring, a wood-burning fireplace, patterned rugs and vibrant artwork. The elegant yet comfy space houses a big sofa to sink into and a dining table. There's also a sleek kitchen with grey units, a large island, a glass-doored pantry cupboard, and statement splashback.
Expansive floor-to-ceiling glass doors lead to a floating terrace with a second dining table, BBQ and seating to catch a few rays from. Whether you're inside or out, take in the private lawn and 1.5 acres of bluebell woods beyond. Head upstairs and discover the mezzanine lounge with a huge window for admiring more of those countryside outlooks – ever-changing, depending on the season. The five bedrooms are individually decorated in different tones, and all equally stylish. Bathroom-wise, there are three appealing options to choose from – think square tubs and rainfall showers – and a separate cloakroom. It's worth noting there's space for a twelfth person on a floor mattress, if requested.
Out and about, you're smack bang in the South Downs National Park, so there's plenty of walking and cycling to enjoy. Historic Amberley Castle is nearby, where you can book yourself in for dinner or afternoon tea, and the village is home to several pubs. The market town of Arundel is reachable in about 10 minutes and the coast in another 15. This rural getaway really is an all-year-round property – ideal for hunkering down on rainy days, relaxing on the terrace and eating meals al fresco during the warmer months, and the perfect base to explore West Sussex from.

Most incredible place
The most incredible place set within the most beautiful view. So well designed and everything coherently fits together. An amazing place to spend our weekend and we hope we get to stay again at another time.

Would visit again in a heartbeat
Jemma was a great host, she went out of her way with communication and messages and helped with recommendations. We visited for a friend’s hen do, her place is amazing full of quirky pieces and the view is breathtaking. It has more than you could need and I would definitely recommend for any event. I would visit again in a heartbeat xx

Incredible house
The Rook Retreat was the perfect house for nine of us to celebrate my 50th birthday in style! The house itself is incredible with lots of space to socialise and there are beautiful views over the surrounding countryside. We also enjoyed the hot tub where we watched the sun set whilst drinking champagne – it was so lovely!
